Burgess Rawson May portfolio auctions see solid performances for ECEC assets

Burgess Rawson, a real estate and business brokerage firm specialising in early childhood education and care (ECEC), has completed its May portfolio auctions, recording strong results across the board and notable interest in early learning assets.
“With the Federal Election now completed, uncertainty around ECEC policy direction has largely been removed. Combined with a more benign interest rate outlook, the backdrop for early learning assets remains extremely favourable,” said Adam Thomas, Burgess Rawson Managing Director Queensland.
The May auction series saw significant interest in early learning properties, including a Goodstart Early Learning centre that achieved a sub 4.0 per cent yield, highlighting investor confidence in the sector.
More than $80 million in property was sold during the three-day auction campaign, with a clearance rate of 88 per cent substantially higher than previous auctions this year indicating growing momentum in the market.
Among the results, three G8 Education centres changed hands at yields of 5.23 per cent, 5.75 per cent and 6.06 per cent respectively. However, the standout transaction was a Goodstart Early Learning centre located in Bray Park, Queensland, sold for $3.861 million with a yield of 3.81 per cent.
