Permit ready ECEC site in Melbourne North estate sells for $2.2 million
An early childhood education and care (ECEC) site located at the edge of Frasers Property Australia’s Greenvale Gardens housing estate, located adjacent to the established areas of Craigieburn and Yuroke, outside of Melbourne’s Urban Growth Boundary, has been sold for $2.2 million.
Described as “permit ready” the 3016 square metre parcel, 1 Greenvale Gardens Boulevard, at the south west corner of Mickleham Road, has for the last couple of years accommodated a residential display suite.
The site was sold by Savills’ Julian Heatherich, Mark Stafford and Benson Zhou as being ready for a 190 place service, with alternative development schemes including two housing lots, or an ECEC service half the size.
It is trading to a builder as opposed to an operator, real estate publication realestatesource.com.au reported.
The site represented an attractive investment to the buyer given its location less than 200 metres from Greenvale North West Primary School, which is set to open next year in the development which is within the Greenvale West Precinct Structure Plan – which is long-term set to cater for about 1323 dwellings accommodating 3704 residents.
