Burgess Rawson, the early childhood education and care (ECEC) focused real estate and business broker, has confirmed the sale of a Guardian Early Education service for $6.4 million, yielding an impressive 5.74 per cent.

 

The centre, situated at 275-277 Hancock Road, Banksia Park, South Australia, marks a significant milestone in the evolution of the freehold childcare property sector in 2024, highlighting ongoing investor interest in high-quality, long-term leased assets.

 

The sale was facilitated by Burgess Rawson’s Adam Thomas and Natalie Couper in conjunction with Ray White Commercial’s Jack Dyson, showcasing the collaborative efforts of leading real estate agencies to broker such lucrative deals.

 

Mr Thomas said the transaction reflects the robust demand for high-quality childcare properties with secure, long-term leases, underpinned by reliable tenants. Such investments continue to be sought after for their stability and potential for consistent returns.

 

The property includes a new twenty-year net lease extending until December 2043, with two further ten-year options available until December 2063.

 

The investment provides fixed 3 per cent  annual rent increases to ensure consistent rental growth, providing investors with long-term financial security.

 

Strategically positioned within a leading educational catchment area, the childcare facility serves as an integral part of the community. Its proximity to multiple schools and major shopping centres underscores its convenience and accessibility.

 

The City of Tea Tree Gully, where the property is situated, is experiencing substantial economic growth, with a forecasted population increase and expanding retail and service sectors.
