Want to be on the cutting edge of ECEC development? Mollard has a unique proposition

Early childhood education and care (ECEC) assets now rank among some of the best performing commercial investments in Australia, providing savvy investors with some of the strongest passive income holdings in their portfolios.

ECEC, particularly for modern families, is no longer a ‘nice to have’ – it’s a must. Many families have both parents working, and for single parents, or for those who are caring for children who have been removed from their family of origin, ECEC is an essential part of the village – and that’s not something which is going to change any time soon.

As well as the changing needs of society, governments and decision makers are advocating for the sector, investing unprecedented amounts in the all important first five years, further shoring up the longevity and surety of the sector.

For investors, attributes such as long term favourable leasing structures, strong underlying tenant partners, and high appeal as an on-sell asset mean that investing in ECEC is highly favourable on paper.

However, in such a crowded market, how can developers and operators offer something which meets the stringent requirements of the sector but also offers a point of difference?

Enter the six star boutique opportunity found in Port Lincoln, a property which Mollard Property Group Director Phil Mollard believes is a cut above the rest.

Located in the regional South Australian town of Port Lincoln, where demand for ECEC is strong, and where there is a booming local economy, the plans for the 65 place ECEC service at 7 Jordan Court show an elevated three level building with a tennis court, indoor pool, landscaped gardens and floor to ceiling windows which flood the space with natural light.

Port Lincoln has one of South Australia’s highest income levels per capita, and is situated in the Spencer Gulf. As the largest city in the West Coast region of SA, Port Lincoln’s population is growing, and as it does, so is demand for high quality ECEC.

“As soon as we became aware of this property, which we intend to develop into a six star early learning service, we knew it was ripe with the opportunity to not only fill the need for ECEC in Port Lincoln, but also to offer a standard of quality which is unsurpassed,” Mr Mollard said.

To combat the challenges of finding accommodation in the community, the service could offer apartment style accommodation for the centre manager and their family, helping to alleviate some of the challenges which come with staffing a regional service.

With a dedicated music room, substantial grounds for creating produce growing spaces and outdoor learning, and space to offer multiple places for playing, exploring, learning to ride bikes and much more, 7 Jordan Court is, subject to council approval, a landmark opportunity for a developer to take advantage of this unique proposition, or for an early learning operator with vision, make their mark to either own and operate or secure a turnkey lease in this prestigious six star facility.

On the upper floor of the planned service is a haven for staff, with a quiet and peaceful environment for planning, staff meetings, eating lunch, and a dedicated space for the centre leader, along with two bathrooms, exclusively for use by staff.

“This could be a truly state of the art early learning facility,” Mr Mollard said. “With uninterrupted ocean views over Boston Bay, and being less than 3 km from the centre of town, we know that this is the type of opportunity which doesn’t come along every day. We just need to find the right person to progress this amazing vision.”
