$9.85 million childcare centre sale in Bexley highlights strong investor demand for ECEC assets

A childcare centre in Bexley, Sydney has sold for $9.85 million within 24 hours of launching to market, reinforcing strong investor demand for early childhood education and care assets across Australia.
The early childhood education and care (ECEC) sector continues to attract significant investor interest, supported by stable demand, government support and the essential role services play in enabling workforce participation.
A recent commercial property transaction in Bexley, NSW illustrates this trend, with the Bluebird Early Education centre selling for $9.85 million shortly after entering the market.
The sale, managed by Stonebridge Property Group, highlights the growing appeal of childcare centres as long-term investment assets within Australia’s social infrastructure landscape.
The centre is located at 12–14 Preddy’s Road in Bexley, about 12 km south of the Sydney central business district.
The property comprises a recently refurbished 91-place long day care service situated on a 1,611 m² site.
The asset was acquired by a private investor at a yield of 4.72 per cent following a campaign led by Stonebridge Property Group partners Tom Moreland, Michael Collins and Brett O’Neill.
The transaction was finalised within 24 hours of launching to market, reflecting sustained demand for well-located childcare centres in metropolitan areas.
One key factor is the sector’s status as an essential service, which supports consistent demand even during periods of economic uncertainty.
Population growth, increasing workforce participation and the ongoing need for early learning services continue to drive demand for childcare places across Australia.
Government policy settings also strengthen investor confidence. Federal childcare subsidies and policy initiatives designed to improve affordability and access provide stability for the sector.
Strong investor interest in childcare property can support opportunities for operators to secure long-term premises, negotiate stable lease agreements and pursue expansion.
The Bexley property is secured by a new 15-year net lease running until 2041, with options extending to 2071.
Long-term leases are common in childcare property investments and provide stability for both investors and operators.
Under the terms of the agreement, the tenant is responsible for customary outgoings and the lease includes annual rent reviews set at the greater of three per cent or the consumer price index.
The site generates a commencing net rental income of $465,000 per annum plus GST.
The centre is operated by Bluebird Early Education, part of the Oxanda Education network led by Adrian Fonseca.
Oxanda Education manages more than 20 early learning centres nationally and has operated in the sector for more than 12 years.
Stonebridge Property Group partner Tom Moreland said the transaction reflects continued appetite for high-quality childcare investments.
“There remains a shortage of true metropolitan Sydney childcare investment opportunities, and quality centres are being secured quickly when they reach the market,” Mr Moreland said.
Competition among investors, combined with limited supply of premium assets, continues to support firm yields for well-positioned centres.
The rapid sale of the Bexley Bluebird centre provides a snapshot of the broader investment environment surrounding early childhood education and care.
As a result, childcare centres continue to attract interest from investors seeking stable, long-term assets within the social infrastructure sector.
Operators delivering high-quality early learning programs and maintaining strong operational performance are likely to remain well positioned in an increasingly valued industry.
