Arena REIT upgrades guidance: sheds more light on Edge Early Learning wind up

Early learning focused real estate investment trust ARENA REIT has provided an update on FY2027 distribution guidance as well as additional context as to the progression of the administration process that is currently underway with the Edge Early Learning portfolio.
The trust confirmed distributions for FY2027 would now range between 19.0 cents to 20.2 cents per security, an increase of between 5.6% and 12.2% compared to previous guidance of not less than 18.0 cents per security provided on 21 August 2026.
Arena REIT is the owner of twenty seven early childhood education and care services that were leased to Edge Early Learning which entered voluntary administration on 27 August 2026 after encountering financial difficulties across its network, particularly in South Australia and the ACT.
Arena’s guidance anchored in pragmatism with Goodstart transaction providing hope
Arena confirmed that the lower end of its guidance range was based on conservative assumptions around rental payments being received in the two months to 31 October, the application of $4 million of bank guarantee security and the progression of a handful of business sales and new tenancies.
In addition, no assumed income post 31 October 2026 from properties where the Administrator is yet to complete business sale agreements with new operators and no new acquisitions and no material change in current market or operating conditions have been included.
That being said, the upper end of the guidance range reflects the balance of announced transactions proceeding, including the transaction announced by Goodstart Early Learning (Goodstart) and the Administrator for the acquisition of 20 Edge early learning businesses operating from Arena owned centres.
Business as usual continues at ARENA as portfolio upgrades ongoing
Arena is continuing to undertake due diligence on the Edge portfolio transactions, including the proposed Goodstart acquisition, as it considers its consent to the assignment of Edge leases.
As part of ongoing business operations Arena also continues to improve the quality of its remaining portfolio through the ongoing divestment of targeted properties that offer lower prospects for long-term rental growth.
In the first quarter of FY2027 Arena executed three divestments totalling $16.6 million. The operating properties were transacted at a weighted average passing yield of 5.1% and the total transaction value represents a 10.9% premium to book value.
