Established Childcare Centre in Avondale Heights Sold to Kids Consortium

A 120-place childcare business located at 63-67 Canning Street, Avondale Heights has been sold to leading private operator Kids Consortium, marking a strategic expansion for the group within Melbourne’s tightly held childcare market.

The campaign was managed by CBRE’s Australian Healthcare and Social Infrastructure team comprising Sandro Peluso, Marcello Caspani-Muto and Jimmy Tat.

The centre was acquired from long-standing private owners and represents a significant opportunity for Kids Consortium to reposition and enhance an existing operation within a well-established residential catchment in Melbourne’s north-west.

The transaction reflects a rental level of circa $5,000 per place, highlighting continued appetite for the right business and leasing opportunities from operators regardless of current market headwinds and occupancy challenges.

Kids Consortium is a highly experienced childcare provider with a track record of successfully operating and uplifting centres across both metropolitan and regional markets with previous ties to government-led operations. Their hands-on management style and operational expertise were key drivers behind the acquisition.

Mr Caspani-Muto commented, "This transaction demonstrates the continued depth of demand for childcare businesses where there is clear upside through improved operations, active management or improved resourcing spend.

"The Avondale Heights centre presents a compelling opportunity for an experienced operator such as Kids Consortium to roll up their sleeves, implement a targeted marketing strategy and unlock the full potential of the business. With the right execution, we expect to see a strong uplift in performance over the coming years."

Mr Peluso added, "We are increasingly seeing sophisticated operators pursue centres where operational improvements can drive meaningful value creation.

"Kids Consortium’s hands-on approach, combined with their willingness to invest in marketing and community engagement, positions them strongly to capitalise on the centre’s underlying fundamentals and deliver a high-quality offering for local families."

The centre benefits from its established presence within Avondale Heights, a growing family-oriented suburb, and is well-positioned to cater to increasing demand for quality early learning services in the area.

The acquisition is expected to see renewed focus on occupancy growth, brand positioning, and community engagement, ensuring the centre evolves into a leading childcare offering within its local catchment.
