Arena REIT provides update on Edge Early Learning administration

Arena REIT has provided a formal update following the appointment of voluntary administrators to Edge Early Learning, confirming rent arrangements across 27 properties and outlining plans for four other sites previously leased to the provider.
The ASX-listed property group issued the update on 3 September 2026 after Edge’s administrators commenced an urgent expressions of interest process seeking parties interested in acquiring all or part of the early learning business.
The sale process represents an important next step in determining the future ownership and structure of Edge, which entered voluntary administration on 25 August 2026.
The administrators have advised families that centres continuing to operate will do so on a business-as-usual basis while expressions of interest are considered.
Arena has also been informed that the administrators intend to continue occupying and paying rent on 27 Arena-owned properties throughout the process.
The arrangement provides a degree of immediate continuity for the children, families and employees connected with those services while the administrators assess potential options for the business.
Edge has previously advised families that voluntary administration would not result in immediate changes to care arrangements, operating hours or staffing at centres that remain open.
Arena also outlined its plans for four other properties previously leased to Edge.
The property group has term sheets in place for new 20-year leases with another operator at two recently completed early learning properties. The proposed replacement tenant has not been identified.
Arena is also taking control of two additional properties in South Australia where early childhood services are currently suspended.
The group said it would progress discussions with potential replacement tenants for those locations.
Together, the arrangements mean Edge is expected to continue occupying 27 Arena-owned properties during the expressions of interest period, while alternative tenancy arrangements are being pursued for four others.
Arena confirmed that it continues to reserve all of its legal rights in relation to the Edge property portfolio.
The group holds bank guarantees and security deposits of approximately $4 million as security over the Edge leases.
Arena said it would continue engaging “proactively and constructively” with the administrators to pursue an outcome that maximises long-term value for securityholders.
No timeframe has been provided for the expressions of interest process, and Arena has not disclosed whether any potential buyers have come forward.
The administrators will assess expressions of interest alongside Edge’s financial position and the other options available for the future of the business.
Voluntary administration does not automatically mean a company will close or enter liquidation. The process allows independent administrators to consider possible outcomes, which can include a sale, restructuring, deed of company arrangement or liquidation.
For families using services that remain operational, the current advice is to continue attending as usual while the administration and sale processes progress.
Arena said it would provide a further update when appropriate.
