Premium Sydney childcare portfolio brought to market

A portfolio of seven childcare investments across Sydney and Newcastle has been brought to market offering investors a rare opportunity to acquire high-quality early education assets in some of New South Wales' most tightly held catchments.
Listed through CBRE’s Private Wealth team, the portfolio comprises five Sydney metropolitan childcare centres located in Leichhardt, Hurstville, Guildford, Westmead, and Mount Pritchard, alongside Newcastle assets in West Wallsend and New Lambton, with net annual incomes ranging from approximately $94,500 to $519,400 per annum.
Among the Sydney offerings are a Young Academics centre in Westmead, and an OZ Education childcare investment in Guildford, reflecting the calibre of operators and locations being presented to market. The portfolio also includes a Goodstart Early Learning centre at New Lambton.
The strength of the lease covenants behind these centres — backed by established, well-capitalised operators including Montessori Academy, Young Academics and Goodstart — is an increasingly important consideration for quality investors entering the sector. Combined, the portfolio offers investors access to a mixture of established metropolitan Sydney locations and high-growth core investment markets.
Michael Vanstone, Director, Childcare NSW, Capital Markets, Private Wealth, CBRE said opportunities to acquire premium metropolitan childcare assets of this quality and scale are becoming increasingly scarce, with the economics of development making assets of this calibre near impossible to replicate"
"It's been a long time since we've seen a collection of childcare assets of this calibre come to market. The portfolio spans some of Sydney's most established and tightly held pockets and provides investors with exposure to a sector supported by strong demographic fundamentals and long-term demand. Many of the metropolitan Sydney centres are positioned on land holdings containing high underlying land value and relative affordable price points in these core Sydney markets — and assets of this kind, at these price points, are unlikely to come to market again."
"These are quality centres leased to established operators in proven locations. Assets of this nature continue to attract strong investor interest because they combine secure income streams with favourable population and workforce participation trends."
The offering comes amid continued investor demand for childcare property nationally. CBRE has transacted more than $186 million of childcare assets throughout 2026.
CBRE Senior Director Yosh Mendis said childcare remained one of the most sought-after commercial property sectors among private investors.
"Investors continue to be attracted to childcare because it sits within the broader essential-services economy. Demand is underpinned by population growth, workforce participation and government support, while the sector continues to deliver the income security and resilience many investors are seeking."
The childcare portfolio will be offered as part of CBRE Private Wealth's Portfolio 187 campaign, alongside a national collection of healthcare, fast food, convenience retail and other essential-service investments.
