Generational Gold Coast childcare asset hits the market

A premium childcare investment occupied by leading privately-owned operator Kool Beanz has been launched to the market, offering investors the opportunity to acquire a long-term leased early education asset in one of Queensland's most affluent residential catchments.
Located at 33-37 Fairway Drive, Clear Island Waters, the purpose-built 130-place childcare centre occupies a prominent 3,339sqm site opposite St Vincent's Primary School and adjoining the Surfers Paradise Golf Club. The asset generates a net income of $552,500 per annum plus GST and is underpinned by a new 20-year net lease extending to 2046, with two further 10-year options to 2066.
The property is being offered for sale via Expressions of Interest by CBRE's Josh Scapolan, Fin Hume, Jacob Siever, and Conor Dwyer.
Mr Scapolan said the combination of a long-term lease profile, affluent catchment and established operator was expected to attract significant investor interest.
"Premium childcare assets continue to be one of the most sought-after investment sectors, particularly when supported by lengthy lease terms and strong operating fundamentals.
"This opportunity stands out due to the quality of the underlying real estate, the scale of the tenant's commitment through its recently completed tenant-funded refurbishment exceeding $1 million, and the strength of the surrounding demographic profile.
“We anticipate strong interest from investors seeking secure income backed by an essential-service asset in a tightly held Gold Coast location."
The offering will be sold via an Expression of Interest campaign, closing 3pm (AEST) Friday 18 September 2026.
