Regional confidence: $6.5M sale of Bendigo childcare centre sets the tone for 2026
The first major early learning property transaction of 2026 has been completed, signalling continued investor confidence in the childcare sector despite changing economic conditions. A purpose-built, fully leased early learning service in Golden Square, a suburb of Bendigo, has sold for $6.5 million, marking a significant start to the year for regional early childhood infrastructure.
Located at 100 Panton Street, the centre is leased on a 20-year agreement to Discovery Bay Early Learning, a regional operator recognised for its commitment to quality education and its innovative STEM curriculum. The sale was handled by CBRE’s Australian Healthcare & Social Infrastructure team, with a yield of 5.95% achieved.
CBRE’s Sandro Peluso described the property as a unique offering aligned with family priorities and educational expectations. “This childcare facility is truly one-of-a-kind, meeting all the criteria families seek in early education. A standout feature is the indoor water play area, which aligns with the current emphasis on sensory play in early childhood development,” he said.
The facility’s strategic location, within 3km of nine schools and limited local competition, adds to its long-term appeal. “Most competing centres are around 10 years old, and the lack of high-quality alternatives within a 5km radius makes this site particularly attractive,” Mr Peluso added.
CBRE’s Jimmy Tat noted that shifting lifestyle patterns and affordability pressures are driving families toward regional areas like Golden Square. “With increased flexibility and remote work options, many young families are opting for regional areas, seeking more affordable housing. This trend has led to a surge in demand for regional childcare, evidenced by rising occupancy rates across the board,” he said.
The sale not only demonstrates sustained investor interest in the childcare sector, but also reinforces the importance of location, design innovation, and strong operator credentials in determining long-term value.
As demand for early learning grows in regional areas, the sector is seeing increased pressure to deliver high-quality, innovative environments that support sensory engagement, STEM integration, and connection to local community infrastructure, such as schools and family services.
Operators, investors and service planners are encouraged to consider how evolving family needs and lifestyle trends, combined with federal investment in affordability and accessibility, are reshaping the early education landscape in both urban and regional contexts.
